What the records show

Three reported groups meet the publication threshold; the stored aggregates do not support a broader comparison.

  • 3 ROOM: 45 recorded transactions; median recorded price S$375,000; median floor area 721.2 sq ft; median reported remaining lease 48.8 years.
  • 4 ROOM: 37 recorded transactions; median recorded price S$1,040,000; median floor area 1,001.0 sq ft; median reported remaining lease 93.9 years.
  • 5 ROOM: 15 recorded transactions; median recorded price S$1,088,000; median floor area 1,259.4 sq ft; median reported remaining lease 69.7 years.

Observed period: 2026-08. These are historical recorded transactions. They do not show homes available now.

Method

Use active non-synthetic official single-unit strata resale observations for the stated period, restricted to public property identities. Preserve repeated source observations. Group only by the named dimensions. Suppress every group below five transactions. Count observations and calculate median total price and area, and area quartiles, with linear interpolation of sorted observations. No mix adjustment is applied.

What these results cannot tell you

These records are historical transactions, not available inventory. Raw groups differ in lease, floor, size, condition and property mix; differences do not establish causation or investment returns. Source coverage and reporting lags can change counts. The current month may be incomplete, and even a completed calendar month can receive later records. No inference about unsold homes or publication-time availability is supported. Repeated source observations are preserved; this is not a count of unique homes. A dated report retains its cited snapshot version until explicitly refreshed; a newer source generation may contain corrections.

Each takeaway repeats one stored aggregate row. Group medians are not pooled, adjusted or treated as evidence of cause.
