Singapore condo construction quality and maintenance fees
Use BCA workmanship information, current maintenance evidence and viewing checks when researching a Singapore condo.

Read the scope of a quality assessment
BCA’s Quality Housing Portal provides construction workmanship information. Check the project, developer or builder to which a record applies, and retain its assessment context. A score from construction is useful background, but it does not describe the current condition of every resale unit.
Obtain fees for the relevant unit type
Ask for a recent maintenance statement, the applicable share value and details of any special levy. A fee reported for another unit may not apply to yours. Record whether the amount is monthly or quarterly and whether it includes all applicable charges before using it in an ownership budget.
Separate private documents from public summaries
Contributors can submit redacted evidence for staff review. Public summaries should state the amount’s period and scope without exposing names, contact details, signatures or exact private unit references. A contributor’s ownership assertion needs its own evidence; submitting a statement does not automatically verify it.
Inspect the condition you will inherit
Review common areas and the home itself. Ask about visible defects and upcoming major works, and seek an appropriate inspection when needed. A polished lobby, low maintenance fee or historical workmanship score alone cannot establish the condition or funding needs of the development today.
